Booking Terms & Conditions (Direct Bookings only)
These Terms & Conditions (“Terms”) apply to all direct bookings made via our website (“Booking”).
“We”, “Us” or “Our” refers to Stay at Rock Mill, acting as an agent for the individual property owners.
“You” or “Your” refers to the person making the booking.
By making a Booking you confirm that you are over 21 and legally able to enter into a binding contract.
1. Contract & Payment
- Your contract is with the individual property owner. We act solely as their booking agent.
- A Booking is confirmed once you receive our written confirmation and full payment (or any deposit specified) has been received.
- Payments must be made with a valid debit/credit card or other accepted method shown at checkout.
- If a card is declined or funds are not received, we may cancel the Booking.
2. Prices
- All prices shown on our website are in GBP and include VAT and applicable local taxes at the rate in force at the time of booking.
- Any extras you add during the stay (e.g. additional services) are not included unless stated.
3. Arrival & Departure
- Check-in and check-out times are stated on your Booking Confirmation.
- Failure to arrive without notice may be treated as a no-show and charged in line with the cancellation policy.
4. Cancellation & Amendments
Our Direct Website Cancellation Policy is:
- Free cancellation: Cancel before 16:00 (UK time) at least 1 day prior to check-in for a full refund.
- Late cancellation or no-show: Cancel after 16:00 the day before check-in, or fail to arrive, and 100% of the total stay will be charged.
- To cancel, contact us in writing by email.
- Amendments (dates, property, guest numbers) are subject to availability and may result in a price change.
5. Damage & Charges
- We do not take a damage deposit.
- However, you are responsible for any damage, loss, or unreasonable cleaning required as a result of your stay.
- The cost to repair or replace items, or to carry out additional cleaning, will be charged to the payment card used to make the booking.
- You agree to pay such charges on demand, and we will provide a breakdown of any amounts claimed.
6. Pet Policy
- Pets are welcome and stay free of charge at properties where pets are permitted (as shown in the property listing).
- Guests must ensure pets are well behaved, kept under control, and do not cause damage or disturbance.
- Please clean up after your pet, keep them off furniture and beds
- Never leave pets unattended in the property.
- You are liable for any damage or extra cleaning costs caused by your pet.
7. Guest Responsibilities
- You and your party must respect the property and neighbours.
- We reserve the right to terminate a stay without refund for serious misconduct, nuisance, or breach of these Terms.
8. Liability
- We accept no liability for events beyond our reasonable control (e.g. extreme weather, power outages).
- Our total liability is limited to the amount you have paid for the Booking, except for death or personal injury caused by our negligence.
- We recommend you take out suitable travel insurance.
9. Data Protection
- We collect and process your personal data only as necessary to manage your Booking.
- Your data may be shared with the property owner, payment processors, and IT providers to fulfil the Booking, in compliance with UK data-protection law.

10. Governing Law
These Terms are governed by the laws of England and Wales.
Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
Note:
- These Terms apply only to bookings made directly on www.stayatrockmill.co.uk
- If you booked via a third-party channel (e.g. Airbnb, Booking.com), the cancellation and payment terms of that platform will apply.
